· Lead a Project team from site finalization to site handover.
· Management of interior fit-out works from conception through to the implementation to ensure that projects are delivered on time while maintaining the QA/QC metrics and optimal execution of technical guidelines & accreditation rules/regulations.
· Prepare project proposals, bids, contracts, estimates, and schedules.
· Manage project budget and constantly monitor and report on the progress of the project to all stakeholders.
· Responsible for project designing, planning & monitoring in new locations and existing storefronts.
· Invite tender for project procurement, fit-out & equipment contractor appointment.
· Perform technical evaluation assessment of quotes.
· Analyze the technical drawings to ensure the feasibility of project designs and engineering activities that are consistent with design.
· Liaise and coordinate with the mall management, 3rd party to ensure necessary approvals, permits, associated documentation is in place so project schedule can follow as per defined timelines.
· Perform risk management to minimize project risks.
· Evaluate and solve technical problems to support the achievement of timely project completion.
· Responsible for the maintenance contracts at the store level Coordinate internal resources and third-party's vendors for the flawless execution of projects
· Spearhead facility management for resolute group Assets including restaurants, offices, Central Kitchen, and warehouses.
· Authorize payment settlement of manpower and materials as and when appropriate as per the authorization limit set by the Company.
· Oversee compilation and effective rectification of snag lists and handover to the concerned Manager.
· Management for Projects & maintenance support over 150 No’s Restaurant, warehouses, and Commissary locations across India.
· Responsible for project designing, planning & monitoring in new locations and existing storefronts.
· Develops, proposes, and negotiates project proposals quotations, and add-ons to leadership.
· Analyzed and prepared P&L/budget expectations, supporting roles such as project leadership, Capex, store renovation & refurbishing, maintenance & repair, energy & DG consumption/monitoring, annual/monthly bookkeeping, and expenses.
· Led capital asset procurement (equipment, AC & DG assets, etc.) for NSO/existing stores, new store planning & forecasting.
· Oversee on-site construction works in order to ensure that operations are carried out in the most efficient and safe manner and operating procedures and standards are correctly followed, taking corrective action as appropriate.
· Communicates directly with management to coordinate maintenance and repair work for the Group.
· Monitor the log of the service requests received.
· Supervises the maintenance team and ensures that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance can be accomplished in a safe, timely, and cost-effective manner.
· Conducting regular inspections and ensuring the upkeep and maintenance of all areas of a facility.
· Ensuring the proper working of all electrical units and systems in the facility.
· Keeping records of all day-to-day maintenance and service activities undertaken in a facility.
· Placing orders for spare parts and equipment for replacement and ascertaining the proper documentation of the same.
· Synchronizing work processes with other departments of the establishment.
· The incumbent would be accountable for upholding the quality and standards of the organization.
· Plans and reviews the maintenance activities and schedules constantly, to minimize unplanned downtime, anticipate solve problems in a timely manner, and to identify opportunities for improvement.
· Responsible for Design preventive maintenance plan for the year
· Leading the team of regional Project and Maintenance.
· Responsible for Projects, and Store maintenance for over 300 No's store in North & East Region
· Site Visit for preparing layout and drawings.
· Develops a BOQ and negotiates project proposals quotations.
· Liaise and coordinate with corporate team for project designing, planning, schedule and budget.
· Supported for Capex planning/forecasting, refurbishment tasks.
· Preparing annual/monthly budget for regional project & maintenance.
· Oversee on-site construction works to ensure that operations are carried out in the most efficient and safe manner and operating procedures and standards are correctly followed taking corrective action as appropriate.
· Use techniques to evaluate and solve technical problems to support the achievement of timely project completion.
· Documents communicate and oversee adherence to quality assurance standards taking corrective action as appropriate.
· Prepare reports, records, and correspondence on all the project activities and issues to ensure the details pertaining to the project are communicated effectively and management has sufficient information to support the decision-making.
